Living Large in Midtown: The W Residences | By Jim Kutchin

Proximity and convenience were the bedrock of our decision to move from the suburbs to The W Boston Residences. Perfectly situated in Midtown, just a short
walk to the beauty of the Public Garden, the Back Bay, restaurants in the South End, the Esplanade and the Financial District. The W Boston Residences
is one of the most centrally located residential buildings in Boston and still offers value on a price per square foot basis for full service luxury
living in Boston.

In two short years, we’ve been able to experience the beauty of the changing seasons in the Public Garden and Boston Common, less than a five minute walk
from our front door. Continuing past the Boston Common on foot is the vast Charles River esplanade, another “secret” of Boston we had never really
experienced before. Walking, jogging or just strolling, these jewels of Boston are so close they have become part of our everyday life.

We knew we’d love the beautiful city views, but what we hadn’t expected to find at The W was the social engagement we encountered in the building. Take
the elevator down to grab cocktails at the W Lounge and you’re immediately immersed in our vibrant city atmosphere. The DJ spins on weekends, and our
“cut the line” owner’s access is much appreciated on any busy night. Dinner at the bar is fantastic, with terrific app and entree options. We love
the Maine lobster BLT paired with The Doozy Blue: vodka, cranberry, lemon juice, soda and fresh blueberries. The bar staff goes out of their way to
make W owners feel welcome in their home.

Venturing across Stuart Street, we often stumble into fantastic restaurants such as Ostra, where delicious contemporary Mediterranean cuisine and sophisticated
cocktails run aplenty. We love the Branzino for two. We especially love the proximity to the theaters and performing arts venues. One night we can
see a Broadway show and the following night Michael Che from Saturday Night Live is performing at the venue next door. We have capped nights off with
a visit to the new Godfrey Hotel where cocktails at Ruka are sublime or Yvonne’s, an elaborate speakeasy set in the midst of Downtown Crossing All
of these options are within easy walking distance. Leave the car in the garage!

The W has several different floor plan configurations to suit any taste. The 512 SF studio, while compact has amazing Boston common views. The 1 and 2
bedroom configurations range from a 876 SF with 1 Bed, 1 Bath, to the 1035 SF 1 Bed Plus corner unit with 2 baths to the amazing 1900 SF 2 Bedroom,
2 ½ Bath B and G units with expansive corner exposures and views on 3 sides from the Blue Hills to the Back Bay. Starting on the 16th floor of the
W Boston Hotel, the sightlines are incredible and stretch from Boston Harbor to the Back Bay through floor to ceiling windows. You can take in the
beautiful sunsets over the Boston Common and the Charles River from your home. Each unit is beautifully appointed with custom kitchen cabinets, Sub
Zero, Asko, and Wolf appliances, custom dark bamboo floors, and custom baths. Some units have been updated with new finishes, although the building
is less than 10 years old and the original finishes are holding up well.

Its service and that personal touch that makes living at the W Residences exceptional. We love that a warm “Welcome Back” greets you each time you return.
The staff, led by the wonderful Palaon DeSouza, is always there to help, assisting with packages and luggage. In fact, that’s only the baseline for
staff engagement; we’ve needed our groceries brought up and perishables put away; no problem. On a cold night, sometimes we’ve found we’re hungry and
not in the mood to go out, so we’ll just dial for room service and a delicious meal arrives within minutes from the W Hotel. Need housekeeping for
your home? Just let the staff know and arrangements are quickly made. No detail is too large or small, including dry cleaning and pet services. Dealing
with your car is a dream; just pull up in-front and drop your keys with the valet. No need to worry about snow and shoveling your spot (we don’t miss
that!). Text down and your car is waiting for you when you are ready to leave.

The building amenities include a fully outfitted gym on the 4th floor (no need to leave the building in bad weather), quarterly resident cocktail socials,
deeded storage and a highly secure environment. The construction is solid; a 4 pipe HVAC system allows for cooling or heating all year long with no
waiting for seasonal turnover. Externally venting stove hoods prevents cooking smells from travelling from your neighbors to you. In unit washer dryers.
Concrete floor plates prevent noise from travelling from floor to floor. In fact, rarely will you ever hear any ambient noise. We especially love the
security and safety aspects of the property.

The building prices have steadily risen but remain very competitive for the luxury full service market. Currently units range from $1,268 PSF to $1,379
PSF, presenting value for this market.
