The Theater District, nestled between Chinatown and the Boston Common, is a vibrant sub-neighborhood that captures the city’s cultural heartbeat. Stretching along Tremont Street and Washington Street, this area is defined by its historic theaters, upscale condos, and modern high-rises. Streets like Boylston and Stuart hum with energy, offering a mix of classic brownstones and sleek, urban living spaces. Nearby, smaller lanes like Mason and Avery bring charm and a quieter residential feel to the bustling district. With iconic landmarks like the Boston Opera House and Emerson Colonial Theatre, the Theater District is a dynamic blend of history, entertainment, and luxury living.

Theater District remains the smallest contributor to Midtown luxury volume with $8,798,000 in sales in 2025. Luxury activity continues to be highly concentrated, with only a handful of residences each year crossing the $2M threshold. This year 4 sales hit that benchmark and they were split evenly between The W and The Parker. Pricing averaged $1,358/SF, noticeably lower than DTX and FiDi, reflecting the fact that the residential offerings are either older (The W) or skew smaller and more price-accessible (The Parker).
The W: The District’s Anchor Property
The W Boston is the residential driver within the city’s Theater District. Starting on the 16th floor of the W, the sightlines are incredible and stretch from Boston Harbor to the Back Bay through floor to ceiling windows. The W opened in 2008 at a time when the financial markets were in turmoil. Suffice it to say, the original sell out struggled. The W has found its way and typically trades at least a couple of units above $2M per year.
The Parker: The New Addition Seeking Buyers
The other building in this area is The Parker, with 176 condo units that started selling at the end of 2022. There are a couple larger units that have sold in the past over $2M. However, the majority of units in this building are priced under $2M (many even under $1M). Having delivered at the tail end of Covid this project has struggled overall. Most recently the developer is targeting students and offering them concessions to try to move the remaining units.
